Low Inventory

The 2021 real estate market took New York by surprise. Once again, those pundits who predicted the demise of the city turned out to be wrong, as 2021 developed into one of the most robust sales and rental years within memory in NYC. Overall, supply in the Manhattan real estate market is down around 30% year over year, while pending deals are up 150% during the same time period. (UrbanDigs).

Less new inventory in NYC real estate is appearing on the marketplace as increasing numbers of projects sell out; at the same time, resale inventory stands at historic lows. While it is highly likely that prices will rise during the coming year, COVID variants or no COVID variants, the larger question remains: will supply rise to meet demand. (Forbes).

Another lap around the sun and another human to celebrate with! Thanks to everyone for the kind wishes. No long cliche message this year, just super grateful for my life and everyone in it.

Super Bowl LVI

The Rams were victorious winning it 23 to 20 on Sunday, February 13th. The game was exciting and a close call; up until the end. This year's Halftime Show was every millennial’s dream. If you knew every lyrics to all the songs, then like me, you probably reminisced about the high school or college days when you would blast those tunes in your car in the early 2000’s.

In Contract OVER Asking Price

New Mayor

As of just under a month, New York City has a new Mayor. The 110th Mayor- Eric Adams- is a retired NYPD officer, State Senator, and Brooklyn Borough President.

Mr. Adams, a moderate Democrat whose campaign focused on crime and public safety, has a long history in New York politics. During the campaign, Mr. Adams carved out a lane as one of the more moderate candidates in the Democratic primary race. But Mr. Adams, who grew up in Queens, also stressed his working-class background, calling himself a blue-collar candidate who would fight for New Yorkers struggling to make ends meet in an expensive city that had left them behind. (NY Times)

Speaking as a New Yorker, I'm hopeful and excited to see a shift this City really needs. Congratulations Mr. Adams!

Market Report

In Manhattan's Q4 for real estate, sales and contracts exceeded expectations, and as inventory fell, prices climbed. Here are some stats:

- There were 3,445 sales, an increase of 79% over last year amid the COVID-19 pandemic, and the highest of any Q4 since 2013 in NYC

- Discounts were at 6%, continuing the trend seen throughout the year.

- Condos saw notable price increases, the average rising 7.2% year-over-year.

- Co-op prices were generally up, but saw less exaggerated change, increasing 6.7% and 0.9% in average and median price, respectively.

- Properties sold between $1M and $3M captured 38.6% of sales.
